Domares is an online platform founded by NIKANA TRAVEL E.E., VAT number EL803023555, Potos, Limenaria, Thassos, Greece, designed to connect people interested in buying or finding real estate with real estate agencies and other professional property advertisers.

The platform allows agencies and other authorized advertisers to publish property listings, while allowing users to search, browse and send inquiries about published properties.

By using the platform, users confirm that they are familiar with these Terms of Use and that they fully accept them.

The content of the platform, including text, graphic elements, design, logos, databases and other elements, is protected under applicable intellectual property regulations.

Domares is a platform for advertising and searching real estate that connects users interested in properties with real estate agencies and other professional advertisers.

Domares enables:

• publishing property listings;
• searching and browsing available properties;
• viewing information, photos and other data about advertised properties;
• sending an inquiry to the agency or advertiser responsible for a specific listing;
• connecting potential buyers and other interested parties with agencies and advertisers.

Domares is not a real estate agency and does not act as an agent or representative of the buyer, seller, tenant or owner of a property.

Domares does not participate in negotiations between users and an agency or advertiser, does not organize the sale or lease of properties, does not conclude contracts on behalf of users or agencies, and does not guarantee the success of any transaction.

Users should verify all information related to a specific property, including availability, price, features, legal status, ownership and the possibility of purchase or lease, directly with the agency or advertiser that published the listing.

Use of the Domares platform is available to users in accordance with the functionalities available on the platform.

Users can search and browse listings without registration, where the platform allows such access. Certain functionalities, including publishing listings, managing listings or using other functions intended for agencies, may require registration of a user account.

Domares reserves the right to make certain platform functionalities available only to registered users or to condition them on specific criteria.

Users who register on the platform are required to provide accurate, complete and up-to-date information.

A registered user is responsible for the accuracy of the information entered during registration, as well as for keeping their access credentials confidential.

Agencies and other advertisers are responsible for the accuracy, completeness and up-to-date status of all information they publish in their listings and profiles.

An agency or advertiser publishing a property is responsible for possessing the appropriate authorization to advertise that specific property.

Domares does not assume responsibility for data that users, agencies or other advertisers enter on the platform themselves.

Agencies and other users who publish properties on the platform undertake to:

• publish only accurate, complete and up-to-date information;
• not publish properties for which they have no right or authorization to advertise;
• regularly update information about property availability;
• state the exact price and other relevant information, where applicable;
• not publish false, misleading or unlawful listings;
• not publish content that infringes the rights of third parties;
• respond to user inquiries in accordance with their business obligations;
• use the platform in accordance with applicable laws and these Terms.

The agency or advertiser is responsible for communication with the user after an inquiry is sent, as well as for all further activities related to the property.

Users undertake to:

• use the platform in accordance with applicable laws and these Terms;
• not provide false or misleading information;
• not use the platform for fraud or other unlawful activities;
• not copy, distribute or use the platform’s content without appropriate authorization;
• not publish content that infringes the rights of other persons;
• not use the platform to send unsolicited messages, advertising or other inappropriate content;
• respect the rights and privacy of other users, agencies and advertisers.

Domares may allow users to send an inquiry through the platform regarding a specific property.

By sending an inquiry, the user consents that their contact details and the content of the inquiry be forwarded to the agency or advertiser responsible for the relevant listing, so that the agency or advertiser can contact them regarding the property in question.

Domares may record inquiries sent through the platform for the purpose of proper functioning of the service, providing user support, improving the platform and monitoring platform usage.

Domares does not guarantee that an agency or advertiser will respond to an inquiry, nor does it guarantee the timing or manner of any response.

Further communication, negotiations, property viewings, document verification and any eventual conclusion of a contract take place directly between the user and the agency or advertiser.

Domares does not guarantee the accuracy, completeness, up-to-date status or availability of information published by agencies and other advertisers.

Domares specifically does not guarantee:

• that a particular property is still available;
• that the stated price is accurate or final;
• the accuracy of data on surface area, location, features or condition of a property;
• the ownership or legal status of a property;
• that the advertiser holds the appropriate right or authorization to sell or lease the property;
• the success of communication between the user and the agency;
• the success of any sale, purchase or other transaction.

Domares is not a party to any sale, purchase, lease or other contract that a user may eventually conclude with an agency, property owner or other person.

The user is responsible for independently verifying all relevant information and documentation before making a decision to purchase, lease or enter into any other transaction, and, where necessary, for engaging appropriate legal, tax, technical or other professional advisors.

Domares is not liable for any damage, loss or costs that may arise as a result of a user relying on information published by third parties on the platform, or as a result of relationships and transactions between users and agencies or other advertisers.

Domares reserves the right to review, restrict, modify or remove a listing, profile or other content that:

• violates these Terms;
• contains inaccurate or misleading information;
• violates applicable laws;
• violates the rights of third parties;
• constitutes inappropriate or unlawful content;
• could jeopardize the security or integrity of the platform.

Domares may, without prior notice, temporarily or permanently suspend a user account or remove content it considers to be inconsistent with these Terms or the platform’s rules.

All elements of the Domares platform, including the name, logo, design, text, graphic elements, functionalities and other content created by Domares, constitute protected intellectual property, except for content whose rights belong to third parties.

Agencies and advertisers retain the rights to the content they independently post on the platform, but grant Domares the right to use, display and technically process that content to the extent necessary for the platform’s operation and the promotion of listings within Domares’ services.

Domares reserves the right to amend or supplement these Terms of Use at any time.

Users will be notified of significant changes through the platform or in another appropriate manner.

Continued use of the platform after the changes take effect will be considered acceptance of the amended Terms.

Domares is a platform for connecting users and real estate agencies and is not a party to transactions between them.
